Phase I Environmental Site Assessment
A Phase I assessment looks at the environmental conditions, presence, or likely presence, of any hazardous substances, pollutants, and contaminants. These hazardous substances are defined by the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA). This assessment includes a site visit to assess current and historical site operations, as well as operations from neighboring facilities. In addition, an historical and regulatory review is performed to identify environmental issues such as historic environmental conditions that may affect property values and/or compliance with environmental laws and regulations.
